   The V-property

           (V- from the perfect V-shaped sea view)

Location

The property has an ideal location, it enjoys nice sea views to the east (the V-shaped view) and the south, towards Antiparos, Paros, Naxos and Sikinos. It is completely isolated from traffic and other disturbances, whilst being accessible by car and in walking distance from the fishermen village of Faros. Moreover, a small path leads to a secluded bay.

It is a 3-5’ car drive from Faros and 10’ from Apollonia.

The Property

The land's surface is 4130 m² with four ancient terraces divided by stone walls. Despite extensive construction works, the builders and developers made a special effort to preserve the landscape and its original vegetation. Some old trees and many aromatic plants have been added since.

Several cars can be parked outside and one car can be parked in the garage, which has direct access to the house.

The total comprises a main-house for 6 persons, a guest-house for 7, a pool, large pergolas, an external kitchen,

a BBQ, a traditional wood-oven, an atelier/garage, a wine cellar, two storage rooms and two large water-tanks which collect water during winter time and make the complex autonomous in terms of water throughout the summer.

The property will be delivered fully decorated and furnished with old marble sinks, industrial lamps and wooden antiques. It will be fully equipped with electrical appliances, bed sheets, towels and even cutlery, ready to be inhabited.

The main-house will has a total surface of 175 m². It comprises three master bedrooms, each with private bathroom and its private veranda, a guests wc, living-room with open kitchen and a stone fireplace. Although designed for 6 persons, in practice it can host more.

In addition, in the same complex there is a space of 20 m² with high ceiling which can serve either as an atelier or a garage. The atelier is a multi-purpose space and will include a small bathroom/WC, the washing machines, dryer, storage and wine cellar.

The old barn or guest-house is ready to be inhabited. It is a fully renovated barn (Themonia) of 85 m² with apparent classic stone walls. It consists of two parts:

- an apartment with one bedroom, a large common living room with two sofa-beds, bathroom and kitchen which sleeps 4 persons

- a separate studio, adjacent to the apartment that can sleep 2-3 persons and has its own bathroom and kitchenette.

It has big verandas surrounding the house, a large pergola and an external shower sculptured in the original rock. In total it can host up to 7 persons. Under the veranda there is a storage/facilities room of approximately 10 m² (non-inhabitable).

 

The pool (constructed by the French firm Piscines Idéales) has a size of 47,5 m² (10,5m x 4,5m) in rectangular form with sitting/lounge area. It can optionally be heated. A large storage space adjacent to the house of approximately 15 m² serves as a pool house (non-inhabitable).

The garden hosts the original vegetation of the hill and planted Mediterranean plants and

trees, such as cypress, old and young olive trees, oregano and thyme.

It is irrigated with an automatic irrigation system.

The threshing floor (Aloni, in Greek),is a beautiful round stone construction which

originally served for seed separation. Now, it is the ideal spot for meditation and relaxation.

A vegetable garden, including tomatoes, cucumbers, rucola, aubergines, zucchini

and other organic vegetables, will be planted every spring, in order to be harvested in summer.

 

 

Construction and Equipment

 

The developers started large scale renovation of the old barn and construction of the main building, having in mind the preservation of the primitive/minimal character of the Cycladic architecture, whilst providing all functionalities and amenities necessary for an all-year round residence. In order to achieve the first goal they used only the best local craftsmen (stone builders, carpenters, plumbers...) and carefully selected traditional materials, such as stone and wooden beams, some of which are recycled from this or other buildings of Sifnos. This is an expensive, but environmentally responsible way of building, with the focus on sustainability in the long term.

The traditional character of the buildings is combined with modern features such as warm water through solar panels, three-phase electricity, LAN and Wi-Fi connections, remote controlled fans, thermostatic mixing tabs and modern electrical appliances.

The inner kitchens are equipped with large refrigerators, dishwasher, electric oven and ceramic cooker.

Television, electrical heaters and air-conditioning are optional features. As their appearance does not match traditional materials and disturb the character of the rooms, the new owner may decide to live without (some of) them. Nevertheless, the necessary preparation and cabling installations are already discreetly made.
